Little River Station Heritage Building Refurbished to Preserve Historical Significance and Enable Future Community Use

VicTrack required the refurbishment and conservation of the Little River Station Building to preserve its heritage significance and enable future community use as part of the Community Use of Vacant Rail Buildings Program.

The project focused on the refurbishment and conservation of the heritage-listed Little River Station Building, restoring the 1864 structure while upgrading the facility for future community use.

Everon Infrastructure was engaged by VicTrack to deliver the refurbishment works in accordance with heritage requirements, project specifications, and client objectives.

The early project stage included detailed planning, site investigations, design coordination, and consultation with relevant stakeholders to ensure compliance with heritage requirements and the preservation of significant building elements. The project approach incorporated heritage-sensitive repair methodologies, material selection, and documentation of restoration works to maintain the architectural character of the station building.

Scope of Works at construction stage:

The works delivery phase included a broad range of heritage restoration, structural remediation, and building upgrade activities, including:

Demolition and Internal Alterations:
Removal of internal partition walls, existing finishes, and redundant building elements, followed by make-good works to retained surfaces.

Structural Remediation:
Completion of structural repairs, including basement remediation works, crack repairs, timber support works, and rectification of damaged building elements.

Heritage Restoration:
Restoration and repair of heritage features including timber doors, windows, fascia boards, bargeboards, eaves, cladding, and traditional hard plaster finishes. Existing elements were retained, repaired, or replaced where required to maintain the building’s heritage character.

Roof and External Works:
Installation of timber props to valley beams, roof sheet cleaning, ceiling insulation upgrades, replacement of damaged external timber elements, and restoration of external finishes.

Building Services Upgrades:
Installation of new electrical infrastructure, lighting, air-conditioning systems, and associated services to improve building functionality and user amenity.

Internal Fit-Out and Accessibility Upgrades:
Delivery of new kitchenette facilities, floor coverings, internal finishes, painting works, and a new accessible toilet to support future community use.

External Works and Site Improvements:
Completion of external painting, rainwater goods restoration, new stair handrails, car park regrading, and installation of clay brick treatments to improve the surrounding precinct.

Everon Infrastructure successfully delivered the refurbishment of the Little River Station Building, balancing heritage conservation requirements with modern functionality. The project was completed in accordance with VicTrack requirements, heritage guidelines, safety standards, and the approved project program.
