Murrumbeena Heritage Commercial Buildings Refurbished to Preserve Architectural Character and Support Future Use

VicTrack required the refurbishment and restoration of three heritage commercial buildings on Neerim Road, Murrumbeena, to preserve their architectural character while improving functionality for future commercial use.

The project focused on the refurbishment and conservation of three heritage commercial buildings located on Neerim Road, Murrumbeena, restoring the existing structures while upgrading the facilities to support future commercial use.

Everon Infrastructure was engaged by VicTrack to deliver the refurbishment works in accordance with heritage requirements, project specifications, and client objectives. The project required careful planning and execution to preserve the architectural character of the buildings while incorporating modern upgrades and repairs.

The early project stage included site assessments, coordination with stakeholders, planning of heritage-sensitive construction methodologies, and development of appropriate repair strategies to ensure the retention of significant building features. The project approach focused on restoring original elements while improving the durability, functionality, and presentation of the buildings.

Scope of Works at construction stage:

The works delivery phase included a range of heritage restoration, structural repair, and building improvement activities, including:

Structural Repairs and Building Upgrades:

  • Replacement of existing timber floors with concrete flooring systems in two buildings.
  • Repair and reinforcement of the existing brick western wall through installation of a new stud wall system.
  • Restoration and repair of existing building elements to improve structural integrity and long-term performance.

Roof, Canopy and Drainage Works:

  • Repair of roof sheeting and drainage systems across all three buildings.
  • Restoration and repair of the shared footpath canopy, including roof structure, drainage, and associated components.

Heritage Restoration and External Works:

  • Restoration of shopfronts across all three buildings while maintaining the original architectural character.
  • Repair and restoration of existing windows and replacement of external timber doors.
  • Removal and replacement of covings, skirtings, and associated internal finishes.
  • Repainting of all three buildings, internal areas, toilets, and canopy structures.
  • Replacement of fence posts and completion of external improvement works.

Building Services and Amenity Upgrades:

  • Installation of new split-system air-conditioning units.
  • Design and replacement of lighting systems throughout the buildings.
  • Installation of new hand basin, splashback, and washroom accessories.
  • Completion of associated internal refurbishment works to improve functionality and user amenity.
